Excerpts from Plan Commission Minutes of June 1, 2000
Cal. No. 00-35 Petition of BROWNFIELD SIGNS, 85 Tennison Court, to rezone the II,
premises at 3739 NORTH TAYLOR AVENUE from R-1 Single Family ',
Residence District to B-2 Commercial District Planned Unit Development. I
Mr. JeffBrownfield was present and spoke for the petition stating that there are nearby uses ,
zoned B-1 and M-l. He is in the process of purchasing the subject property which he feels is not
suitable for single family construction. Mr. Brownfield is requesting the B-2 zoning for a sign '
repair business.
Mr. Shampine asked if a new building would be constructed and Mr. Brownfield answered yes.
Mr. Setina asked the address of the property. Mr. Brownfield stated the address as 3739 North
Taylor.
There were no objectors present.
Mr. Forgey presented the recommendation of staff:
The petitioner proposes to rezone a .97-acre lot from R-1, Single Family Residential, to a B-2,
Commercial Planned Unit Development. The stated purpose is to open a sign business. The
property is illustrated on the Future Land Use Map, a component of the Decatur Comprehensive
Plan, as Single Family Residential. The properties to the north are zoned B-1 and B-2; the
properties to the east, south and west are zoned R-l. Land uses surrounding the property are
commercial to the north, residential to the east and south, and institutional (Macon County
Fairgrounds)to the west.
The petitioner proposes to relocate an existing 576 square foot building and provide required
parking. Ingress/egress will be provided from North Taylor Avenue. An accessory storage area
will be located to the west of the site with a 960 square foot storage building. A site break fence
will be provided around the storage area.
Staff notes that a 24' ingress/egress drive will be required from North Taylor Avenue in lieu of the
12' drive shown on the plan. A sanitary sewer connection will be required to the esting public
line running along the west line of Taylor Avenue.
Staff recommends approval of the petition subject to the access drive and sanitary sewer
requirements.
Mr. John questioned the reference to the sanitary sewer connection. Mr. Forgey stated that
Public Works is researching the issue now. The line may be public or private and will determine
the connection.
