Collins, Jr., Director Community Developmen� � <br /> M�Forgey, AICP, Senior P er^��� <br /> SUBJECT: Ordinance Approving Revi ed R-3 Residential Planned Unit <br /> Development, Fulton and Albany Avenues <br /> The subject petition requests the revision of the Planned Unit Development in Lots 2-5 of Albany � <br /> Place, located at the southwest corner of Fulton and Albany Avenues. The site totals 19.15 acres. i <br /> Specifically, the petitioner would like to eliminate the construction of six(6) five-plex units and I� <br /> reduce the number of four-plex units from nine (9)to five (5). The petitioner would then add 15 � <br /> duplex units to the approved plan to create a total of 25 duplex units and 5 four-plex units. This , <br /> action would reduce the density from the currently approved 86 total dwelling units to 70 total I <br /> dwelling units plus one club house. , <br /> The proposed change in the Planned Unit Development is not a significant departure from the <br /> current development plan and would serve to lower density in the area. Staff recommends <br /> approval of the petition as submitted. <br />
