The property is .45 acres in area, more <br /> or less. <br /> The existing R-1 zoning is clearly out of date. The properties to the east, west and south are <br /> zoned M-1 and the property to the north is zoned B-2, an intense land use in itself. The proposed <br /> rezoning is consistent with surrounding land uses. <br /> Sta.ff recommends approval of the petition as proposed. <br /> It was moved and seconded (Smallwood/Anderson) to forward Cal. No. 99-30 to City Council <br /> with recommendation for approval as presented. Motion carried with abstention by <br /> Commissioner Setina. <br /> Cal. No. 99-39 Petition of STEVE HORVE, JR. for approval of a Revised R-3 <br /> Residential Planned Unit Development located at the southwest <br /> corner of Fulton and Albany Avenues. <br /> NIr. Phillip Cochran, Consulting Engineer, was present and spoke for the petition representing <br /> Mr. Horve. �LIr. Cochran stated that in 1997 the project was brought to Plan Commission for <br /> approval of an R-3 Planned Unit Development for the 17.5 acre parcel with 17 fourplex units and <br /> one 40-unit multi-family structure. The plan was then revised to a total of 90 units and a <br /> clubhouse which reduced the overall units by 18. This petition requests further revision to reduce <br /> to total number of units to 86 including nine fourplex units, ten duplex and six fiveplex units with <br /> one clubhouse. There are no changes to the setbacks and the roadway line is the same. The <br /> sewers are already operating. Mr. Cochran stated that the development is in agreement with the <br /> surrounding community and the revision is driven by the market. <br /> There were no objectors present. <br /> Mr. Forgey presented the report of staff: <br /> The petitioner requests an amendment to an approved Planned Unit Development at the <br /> southwest corner of Fulton and Albany Avenues.
