The petitioner, in association with the Decatur Park District, requests approval of a <br /> planned unit development (PUD) in order to build a two-story, 87,000 square foot indoor sports <br /> complex at Wood Street and Fairview Avenue. The property is zoned R-6, a multifamily <br /> residential category, and the applicant does not propose a change in the underlying zoning of the <br /> property. The design capacity of the building, according to a University spokesman, is 1,800 <br /> persons. The Plan Commission heard this case on January 7, 1999, and approved of stai�'s <br /> conditions as presented in this report. <br /> According to the petition, the applicant "is in the process of acquiring additional land in the two <br /> block area bound by Wood Street and Decatur Street to the north and south and the railroad <br /> tracks and Fairview Avenue to the east and west. The eventual intent is to vacate Macon Street <br /> from Fairview Avenue to the railroad tracks and develop this area with indoor sports fields to <br /> complement the indoor center. The petitioner is requesting PUD modifications to the R-6 district <br /> requirements as outlined in...E�ibit'C.' " <br /> Exhibit "C" specifically calls for four modifications to the terms of the R-6 zoning category: <br /> 1 Eliminate the restriction that community buildings be located a minimum of 40 feet from any <br /> side or rear yard lot line..." <br /> 2 Increase maximum building height from 35 feet to 50 feet. Reduce minimum front yard setback <br /> from 30 feet to 25 feet. Eliminate the required side yard and rear yard setback at all existing <br /> internal or future internal lot lines. <br /> 3 Reduce the minimum side yard setback at corner lots from equal to the front yard setback to <br />� one half of the front yard setback. ' <br /> 4 Eliminate the parking requirement. <br />
