, •
In view of this data, staff recommends a roval of the etition as resented.
PP P P
The subject petition(Cal. No. 99-07) requests that a 14 acre tract of land located east of Brush
College Road and South of Boyd Road be rezoned from R-1 Single Family Residence District to
M-1 Light Industrial District. The area in question was recently annexed into the Decatur city
limits.
Upon review of land use and zoning patterns for the general area, staff notes that prior to
annexation to the city, the axea from Richland Community College to Boyd Road for 1/2 mile east
of Brush College Road was zoned M-1 Light Industrial by the county and used mostly as farm
land. Most of the area west of Brush College is zoned M-1 or M-2, with the exception of 500
feet from Larkdale which is zoned R-1. Areas to the south of the tract and west of Brush College
Road that are within the city limits are zoned both M-1 Light Industrial and M-2 Heavy Industrial
and developed as such.
Upon review of the Comprehensive Land Use Plan of 1990, staff notes that the subject premises
are earmarked for Light industrial and commercial development. Consequently, the proposed
zone would be in keeping with the intent of the land use plan as noted.
City of Decatur water and sanitary sewer utilities will be extended to the property. Access to the
site will be from Hospitality Lane which will be dedicated city right of way. Internal design and
review of the infrastructure serving this tract will occur prior to issuance of required building
permits. Further, proposals for development would be subject to applicable provisions of the
subdivision ordinance and zoning ordinances.
In view of this data, staff recommends approval of the petition as presented.
It was moved and seconded (Shampine/Schiller) to forward Cal. No. 99-06 to City Council with I
recommendation for approval per staff recommendation. Motion carried with abstention by Mrs.
Woolsey.
It was moved and seconded (Shampine/Schiller) to forward Cal.
