Townsend, Planner i <br /> SUBJECT: Ordinance Rezoning Tract of Land located at the Northeast Corner of <br /> Arbor Drive and North Oakland Avenue <br /> The subject petition requests that the premises commonly known as the northeast corner of <br /> Oakland Avenue and Arbor Drive be rezoned from R-1 Single Family Residence District to R-3 <br /> Single Family Residence District. Containing approximately five acres, the area in question is <br /> presently undeveloped. The purpose of the proposed rezoning is to allow the construction of a <br /> single family subdivision. <br /> Inasmuch as property to the immediate south and east are presently zoned R-3 Single Family <br /> Residence District, staff is of the opinion that the proposed zoning is consistent and compatible <br /> with zoning and lot patterns in the general azea. Further, the Comprehensive Land Use Plan <br /> designates this tract as a Single Family Residence District. <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulations: 1.) that a preliminary plat and final plat be submitted and approved by the <br /> Department of Public Works, Department of Community Development, Plan Commission and <br /> City Council and 2.) that plans are submitted according to all City�uidelines, policies and <br /> ordinances. � <br />
