City Plan Commission <br /> July 2, 1998 <br /> Page Eleve� <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulations: 1.) that a preliminary plat and final plat be submitted and approved by the <br /> Department of Public Works, Department of Community Development, Plan Commission and <br /> City Council and 2.) that plans are submitted according to all City guidelines, policies and <br /> ordinances. <br /> It was moved and seconded (Hill/Shampine) to forward Cal. No. 98-37 to City Council with <br /> recommendation for approval with stipulations as noted by staff. Motion camed with abstention <br /> by Commissioner Schiller. <br /> Ca1. No. 98-38 Petition of DORA D. WEST and HORIZON CREDIT LJrTION to rezone <br /> the premises commonly known as 2153 East Prairie Avenue from R-3 <br /> Single Family Residence District to B-1 Neighborhood Shopping District. <br /> Mr. Mark Gibson, Attorney, was present and spoke for the petition representing the credit union. <br /> Horizon Credit Union has a contract to purchase the property subject to the proposed rezoning <br /> being approved. The proposal would be an extension of the present use as a facility with a <br /> drive-up. Mr. Gibson stated that the petition is consistent with the Credit Union's use of <br /> contiguous property. The fencing will be moved when the e�cisting house is torn down and the <br /> fence will be maintained by the Credit Union. <br /> There were no objectors present. <br /> Mrs. Townsend presented the recommendation of staff: <br /> The subject petition requests that the premises commonly known as 2153 East Prairie be rezoned <br /> from R-3 Single Family Residence District to B-1 Commercial District. Containing approximately <br /> 5776 square feet, the area in question is presently developed with a single family dwelling. The <br /> purpose of the proposed rezoning is to allow the Horizon Credit Union to extend its existing <br /> facilities. <br /> The Horizon Credit Union is presently situated contiguous and adjacent to the lot sought to be <br /> rezoned. Property to the immediate west and near north and south are presently zoned B-1 and <br /> B-2 Commercial Districts, staff is of the opinion that the proposed zoning is consistent and <br /> compatible with zoning patterns in the general area. Further, the Comprehensive Land Use Plan <br /> designates this tract as a Commercial District. <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulation: 1.) that if the present residential use is converted for parking, that a site plan be <br />
