McQueen, Senior Planner (�'Y1 <br /> SUBJECT: Ordinance Rezoning the Southeast Corner of West Grove Road <br /> and Route 51 <br /> The subject petition requests that a vacant tract of land located at the southeast corner of Route <br /> 51 South and West Grove Road be rezoned from R-1 Single Family Residence District and B-1 <br /> Neighborhood Shopping District to B-2 Commercial District. Property at the immediate <br /> southeast corner of said intersection containing approximately three acres is zoned B-1 while the <br /> balance of the subject tract is or upon annexation to the City of Decatur will be zoned R-1; an <br /> annexation petition has been filed regarding approximately 30 acres of the area in question. The <br /> total land proposed for the B-2 classification consists of approximately 45 acres. <br /> Staff notes that property to the north across Grove Road is presently zoned B-2, and that property <br /> located 800 feet to the south and east of Route 51 is also zoned B-2. Staff is of the opinion that <br /> the proposed zone is in keeping with existing patterns as noted as well as the Comprehensive <br /> Land Use Plan, which designates commercial development at this corner of the subject <br /> intersection. With regards to utilities, both City water and sanitary sewer are available to serve <br /> the area in question. <br /> Staff recommends approval of the petition as presented. <br /> Excerpts from the City Plan Commission meeting are attached. <br />
