While the proposed density is somewhat higher than that which may occur <br /> under conventional single fa�nily development, there is less area in streets and more area in open <br /> space under provisions of this plan. Consequendy, staff is of the opinion that this proposal is in <br /> keeping with the residential environment of the general nearby area. <br /> In view of the above data, staff recommends approvat of the petition with the following <br /> stipulations: (1) that development be in accordance with plans submiued by petitioner, (2) that <br /> prior to issuance of any building permits, complete construction pians for but not limit�d to - <br /> watermains, sanitary sewers, storm sewers, streets, aad landscaping be submitted to and � <br /> approved by the Departments of Communiry Development and Public Works,and further that <br /> easements be dedicated to the City of Decatur for proposed watermain and sanitary sewer <br /> utilities. <br /> Excerpts from the City Plan Commission meeting are attached. <br />
