McQueen, Senior Planner � � <br /> SUBJECT: Ordinance Rezoning 1224 North 18th Street <br /> The subject petition requests that premises commonly known as 1224 North 18th Street be <br /> rezoned from R-3 Single Family Residence District to M-1 Light Industrial District. Containing 'i <br /> 6200 square feet, the subject tract is platted as one lot and is presently vacant. The purpose of � <br /> the proposed zoning change it to allow use of the premises as a parking lot and equipment <br /> storage lot for an adjoining automotive repair shop at 1231 North 19th Street. <br /> Property to the immediate east is presently zoned M-1 Light Industrial District. While properties <br /> to the immediate north and south and those across 18th Street to the west are presently zoned R-3 <br /> Single Family Residential, this general area is undergoing a transition from residential to <br /> industrial uses. Over the past 25 years, the vast majority of the properties located east of <br /> Torrence Park between Condit Street and Locust Street easterly to 22nd Street have been <br /> changed to M-1 zoning, and new commercial and industrial development. As recent as <br /> November, 1994, property at the northwest corner of North 18th Street and Condit Street was <br /> rezoned from R-3 to M-1. <br /> Staff recognizes the proposed change as being in keeping with the land use and zoning patterns <br /> as described. While we envision ultimate zoning change for the balance of the residential azea <br /> along 18th Street north to Condit Street, we would not support further expansion of the M-1 zone <br /> to the north and west. <br /> In view of the above data, sta.ff recommends approval of the petition as presented. <br />
