MILLER, JR. to rezone the premises commonly <br /> known as 1224 North 18th Street from R-3 Single Family Residence <br /> District to M-1 Light Industrial District. <br /> Mr. Jesse Miller was present and spoke for the petition stating that he owns 1224 North 18th and <br /> the adjacent property at 1231 North 19th. Mr. Miller wishes to rezone the property to use as a <br /> parking area for his business trucks. The business has grown and he would like to secure the lot <br /> with a fence which can be done if zoned M-1. Mr. Miller stated that there are industrial and <br /> commercial uses in the area. He stated that his proposal would not be detrimental to the azea but <br /> would improve tr.� property. The lot will be black topped. <br /> Mr. Shampine questioned if the entire property would be fenced. Mr. Miller stated that it would � <br /> be fenced all the way around and have a gate. He noted that the existing houses in the area are in <br /> a state of disrepair and there are industrial uses nearby. ' <br /> Mr. McQueen questioned if abandoned cars would be parked on the lot. Mr. Miller stated that I� <br /> his business is a repair service which is directly adjacent to the proposed parking lot. The lot I <br /> would not be used as storage for abandoned cars as he is not in the auto wrecking business. <br /> There were no objectors present. <br /> Mr. McQueen presented the recommendation of staff: <br /> The subject petition requests that premises commonly known as 1224 North 18th Street be <br /> rezoned from R-3 Single Family Residence District to M-1 Light Industrial District. Containing <br /> 6200 square feet, the subject tract is platted as one lot and is presendy vacant. The purpose of <br /> the proposed zoning change it to allow use of the premises as a parking lot and equipment <br /> storage lot for an adjoining automotive repair shop at 1231 North 19th Street. <br /> Property to the immediate east is presently zoned M-1 Light Industrial District. While properties <br /> to the immediate north and south and those across 18th Street to the west are presently zoned R-3 <br /> Single Family Residential, this general area is undergoing a transition from residential to <br /> industrial uses. Over the past 25 years, the vast majority of the properties located east of <br /> Torrence Pazk between Condit Street and Locust Street easterly to 22nd Street have been <br /> changed to M-1 zoning, and new commercial and industrial development. As recent as <br /> November, 1994, property at the northwest corner of North 18th Street and Condit Street was <br /> rezoned from R-3 to M-l. <br />
