Sommerfeldt, Acting City Manage
>
George C. Weaver, Community Development Director
Robert A. McQueen, Senior Planner (
SUBJECT: Ordinance Rezoning 810-836 East Clay Street
The subect etition re uests that remises commoni known as 810-836 East Cla Street be
J P 9 P Y Y
, rezoned from R-6 Multiple Dwelling District to O-1 Office District; said premises are presently
divided into three separate lots and occupied by three residential structures. The purpose of the
proposed zone is to allow the property to be developed with an office and off street parking
facilities to serve the adjoining Dove, Inc., 788-800 East Clay Street.
Adjoining land to the west was zoned O-1 Office District several years ago to accommodate a
credit union facility; this property was subsequently purchased and occupied by the petitioner.
Property to the immediate north is zoned B-2 Commercial with frontage on East Wood Street
while land to the east and south is zoned R-6 Multiple Dwelling District.
Recognizing nearby land use and zoning patterns, staff recognizes the proposed zone as being
logical and compatible with the general area. The Comprehensive Land Use Plan envisions the
north side of Clay Street between Martin Luther King Jr. Drive and Maffit Street as being office
development.
Staff recommends approval of the petition as presented.
