McQueen, Senior Planner (�� <br /> SUBJECT: Ordinance Rezoning 810-836 East Clay Street <br />� The sub�ect etition re uests that remises commoni known as 810-836 East Cla Street be <br /> J P 9 P Y Y <br />, rezoned from R-6 Multiple Dwelling District to O-1 Office District; said premises are presently <br /> divided into three separate lots and occupied by three residential structures. The purpose of the <br /> proposed zone is to allow the property to be developed with an office and off street parking <br /> facilities to serve the adjoining Dove, Inc., 788-800 East Clay Street. <br /> Adjoining land to the west was zoned O-1 Office District several years ago to accommodate a <br /> credit union facility; this property was subsequently purchased and occupied by the petitioner. <br /> Property to the immediate north is zoned B-2 Commercial with frontage on East Wood Street <br /> while land to the east and south is zoned R-6 Multiple Dwelling District. <br /> Recognizing nearby land use and zoning patterns, staff recognizes the proposed zone as being <br /> logical and compatible with the general area. The Comprehensive Land Use Plan envisions the <br /> north side of Clay Street between Martin Luther King Jr. Drive and Maffit Street as being office <br /> development. <br /> Staff recommends approval of the petition as presented. <br />
