Excerpt from Plan Commission Minutes of July 3, 1996 <br /> Cal. No. 96-49 Petition of DOVE, INC., to rezone the premises commonly known as <br /> 810, 824 and 836 East Clay Street from R-6 Multiple Dwelling District <br /> to O-1 Office District. <br /> Mr. Ray Batman, Finance Director of Dove, was present and spoke for the petition. Mr. Batman <br /> stated that Dove owns the subject properties and would like for them to be compatible in zoning <br /> with properties owned at 788 and 800 East Clay. The houses at 810 and 836 will be demolished <br /> and the lots will be seeded. The house at 824 East Clay will be used for office space. <br /> Mr. Shampine questioned how many parking spaces are available. Mr. Batman stated that there <br /> will be parking for staff and three or four visitors. Mr. McQueen stated that the land will meet <br /> the required minimum for parking to serve an office use. <br /> There were no objectors present. <br /> Mr. McQueen presented the recommendation of staff: <br /> The subject petition requests that premises commonly known as 810-836 East Clay Street be- <br /> rezoned from R-6 Multiple Dwelling District to O-1 Office District; said premises are presently <br /> divided into three separate lots and occupied by three residential structures. The purpose of the , <br /> proposed zone is to allow the property to be developed with an office and off street parking i <br /> facilities to serve the adjoining Dove, Inc., 788-800 East Clay Street. <br /> Adjoining land to the west was zoned O-1 Office District several years ago to accommodate a <br /> credit union facility; this property was subsequently purchased and occupied by the petitioner. <br /> Property to the immediate north is zoned B-2 Commercial with frontage on East Wood Street <br /> while land to the east and south is zoned R-6 Multiple Dwelling District. <br /> Recognizing nearby land use and zoning patterns, staff recognizes the proposed zone as being <br /> logical and compatible with the general area. The Comprehensive Land Use Plan envisions the <br /> north side of Clay Street between Martin Luther King Jr. Dr. and Maff'it Street as being office <br /> development. <br /> Staff recommends approval of the petition as presented. <br /> It was moved and seconded (Shampine/Sands) to forward Cal. No. 96-49 to City Council with <br /> recommendation for approval. Motion carried unanimously. <br />
