COMMUNITY DEVELOPMENT MEMORANDUM
NO. 96-127
July 10, 1996 ,
TO: Honorable Mayor Terry M. Howley and City Council Members
FROM: Daniel R. Sommerfeldt, Acting City Manager i
George C. Weaver, Community Development Director
Robert A. McQueen, Senior Planner'l r
SUBJECT: Ordinance Rezoning 360 North Fairway Avenue
The subject petition requests the premises commonly known as 360 North Fairway Avenue be
rezoned from R-1 Single Family Residence District to B-2 Commercial District. The existing lot
is presently developed with a single family dwelling, and the stated purpose of the proposed zone
is to establish a commercial zone in accordance with nearby zoning classifications.
Staff notes that adjoining property to the east is zoned B-2 Commercial and occupied by the
Holiday Inn. Property to the immediate west across Fairway Avenue is zoned B-2 under Macon
County Zoning regulations, and property west across Wyckles Road is also zoned B-2
Commercial. Staff has been advised that the vacant commercial land to the west as noted is
ownetl by the Holiday Inn, which also reportedly owns vacant land along the east side of Fairway
Avenue south of the subject tract.
Recognizing the Iand use and zoning patterns as noted, staff is of the opinion the proposed zone
is reasonable and logical for the tract in question. While an area of single family development
exists to the south, staff notes that the subject lot is at the far north end of this area, and that it
adjoins commercial zoning on two sides. Further, it is likely that future requests will be received
to change to commercial zoning the adjoining lot to the north (owned by the Holiday Inn).
Staff recommends approval of the petition as presented.
