� <br /> ' Decatur City Plan Commission <br /> June 6, 1996 <br /> Page Eight <br /> Recognizing the land use and zoning patterns as noted, staff is of the opinion the proposed zone <br /> is reasonable and logical for the tract in question. While an area of single family development <br /> exists to the south, staff notes that the subject lot is at the far north end of this area, and that it <br /> adjoins commercial zoning on two sides. Further, it is likely that future requests will be received <br /> to change to commercial zoning the adjoining lot to the north (owned by the Holiday Inn). <br /> Staff recommends approval of the petition as presented. <br /> Mr. Shampine questioned the other types of uses that would be allowed with the rezoning. Mr. <br /> McQueen stated that any number of retail uses and o�ce uses would be allowed. <br /> Mr. McQueen stated that ownership of the residence by Holiday Inn will be verified before the <br /> petition is forwarded to City Council. <br /> It was moved and seconded (Sands/Schiller) to forward Cal. No. 96-44 to City Council with <br /> recommendation for approval as presented. Motion carried at a vote of five to three. Those <br /> voting yea: Commissioners Berk, Cherry, Sands, Schiller and Washington. Those voting nay: <br /> Commissioners Finney, Shampine and Swartz. <br /> Mr. Cherry questioned the area by Eagle Food Store on West Pershing Road and the impact of an <br /> o�ce constructed there. He asked if any sort of survey had been done following the approval of <br /> the office to see if. the fears of the residents were realized. Mr. McQueen stated that if a situation <br /> is unacceptable it will generally be reported to city staff. He has talked with the people in that <br /> area about other issues and the office building was not mentioned.
