Section 1. That the petition described above, and the reports of the Building Inspector <br /> and the Fire Chief concerning said petition, be received, placed on file and approved. <br /> Section 2. That approval be, and it is hereby, granted to Richard J. Richards, Prairieland <br /> Towing, Inc. and Dan Cahill to construct and operate an automotive storage yard on the premises <br /> described above to be developed in accordance with Exhibit A attached hereto and hereby made a <br /> part hereof. <br /> Section 3. That said approval be, and it is hereby, ganted to Richard J. Richards, <br /> Prairieland Towing, Inc. and Dan Cahill subject to the following conditions: <br /> 1. There shall be a minimum front yard setback of fifty(50) <br /> feet from the west property line (east right-of-way of North <br /> Woodford Street) within which there shall be no storage of <br /> automobiles, trucks, or any similar vehicular equipment. <br /> 2. A site break fence not less than eight (8) feet in height <br /> and in which the openings or cracks are less than 15 percent of the <br /> total area shall be constructed 50 feet east of the west lot line and <br /> shall extend around the boundaries of all areas used for automotive <br /> storage. <br /> 3. Prior to issuance of any building permit, complete <br /> building construction plans including, but not limited to, paved <br /> off-street parking, storm drainage, watermains and sanitary sewers <br /> sha11 be submitted and approved by the Directors of Community <br /> Development and Public Works of the City of Decatur. <br /> Section 4. That said approval granted hereby be, and it is hereby, made subject to the <br /> applicable provisions and requirements of Ordinance No. 3512, the same being the Zoning <br /> Ordinance of the City of Decatur, Illinois, and that the Zoning Map of said City be amended to <br /> show the granting and existence of this approval. <br /> PRESENTED, PASSED, APPROVED AND RECORDED this lst day of 7uly, 1996. <br /> RRY M.
