T , . y I <br /> The zoning schematic as proposed would establish desirable zoning and land use transition from <br /> light industrial to commercial, neighborhood shopping, and residential. The proposed Planned <br /> Unit Development offers further development controls relative to vehicular access points and <br /> landscaping. <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulations: (1) that one vehicular access point from Mound Road be established to serve both <br /> commercial lots as shown for development of office/commercial buildings, (2) that vehicular <br /> access for the proposed automobile parking/storage lot be established directly across from the <br /> existing access pc�int serving the industrial development to the north, and (3) that notes be added <br /> to the plan stating that water and sanitary sewer services and storm drainage facilities to serve the <br />' proposed development will be provided in accordance with City of Decatur Standards. <br /> Mr. Swartz questioned if one access would inhibit development. Mr. McQueen stated that one <br /> curb cut would be adequate to serve the development as two lots; similar vehicular access was <br /> provided for the development west of Westlawn Avenue. <br /> Mr. Cherry questioned the storm drainage. Mr. McQueen stated that the storm drainage plan is <br /> to be submitted in accordance with the cit 's re uirements for develo ment of a arkin lot. <br /> Y q P P g <br /> Mr. Sands questioned the status of the Casey's General Store. Mr. McQueen stated that the plans <br /> have been submitted and are under permit. <br /> It was moved and seconded ((Fisher/Berk) to forward Cal. No. 96-22 to City Council with <br />'F recommendation for approval per staff recommendation. Motion carried with abstention by Mr. <br /> Finney. <br />
