Weaver, Community Development Director � <br /> (�obert A McQueeq Planner <br /> SUBJECT: Ordinance Rezoning Premises at 415 East Ash Avenue <br /> The subject petition requests that premises commonly known as 415 East Ash Avenue be rezoned <br /> from R-1 Single Family Residence District to B-2 Commercial District; petitioner further requests <br /> approval of a B-2 Planned Unit Development for said premises. <br /> Containing approximately three acres, the area in question is presently vaca.nt as is property to the <br /> immediate east and west. Property to the immediate south, which is presently under the same <br /> ownership as the subject azea, is also zoned R-1 and is developed with two single family dwellings <br /> fronting on Maryland Heights Road. The land to the north across Ash Avenue is zoned B-3 <br /> Planned Shopping Center District and is developed with a Wal-Mart Store and other retail <br /> businesses. <br /> Property at the southeast corner of Ash Avenue and North Water Street(Route 51) is occupied <br /> by a retail floral business wtuch operates as a nonconfornung use. Otherwise, the frontage south <br /> of Ash Avenue and east of North Water Street for one quarter mile to Martin Luther King Jr., Dr. <br /> is vacant. One half of this frontage is in conjunction with said retail business with one fourth <br /> being owned by the subject petitioner and the easternmost one forth being under a third <br /> ownership. Subsequent to the improvement of Ash Avenue east of North Water Street and the <br /> development of the Wal-Mart facility, the Comprehensive Land Use Plan was amended to reflect <br /> a mixed use (high density residential and commercial) land development for this frontage. Said <br /> mixed use designation extended southerly to a point approximately 200 feet north of Maryland <br /> Heights Road. Consequently, the single family development along Maryland Heights Road would <br /> remain as such. In effort to retain this single family environment, Maryland Heights Road was not <br /> connected to Martin Luther King Jr. Drive when the latter was recently constructed. <br />
