The City of Decatur Zoning Ordinance provides standards for reviewing applications for planned
developments. An analysis of the review standards are discussed herein:
a. Compatibility with the character of the surrounding neighborhood and general area. The
proposed development is compatible with the character of the area to the west, south and
southwest.
b. Effect on area. The proposed development will not significantly increase traffic to the area
when changing from a single family residential use to a mixed use development based on staff
review of the current traffic as well as projected traffic based on the proposed mixed use
development.
c. Design and amenities. The proposed development is designed to meet the standards of
landscaping as required by the Zoning Ordinance including alternative compliance. The
faade of the proposed mixed use structure will consist of stone, brick and aluminum.
d. Consistency with comprehensive plan. The site is located
along the Pershing Road corridor at a signaled intersection adjacent to considerable
commercial development and where all other corners are developed with office, retail and
restaurant uses.
e. Traffic capacity. According to Staff's review of the traffic, the intersections of West Pershing
Road and North MacArthur Road currently have adequate capacity to accommodate the
traffic generated by the mixed use development.
f. Adequacy of utilities. Proposed utilities and infrastructure will be adequate to serve the
proposed land uses.
g. Integration. The proposed development will be developed in accordance with an overall
design plan.
h. Adequacy of parking facilities.
