• � � ' i <br /> Mayor and City Council <br /> January 11, 1995 <br /> Page Two <br /> While staff is of the opinion that the subject plan is considerably improved and preferred over the <br /> original submittal, we continue to have concerns regarding the overall effect on the adjacent and <br /> nearby residential areas and the establishing of precedent for future land use and zoning changes <br /> along Pershing Road from Greenridge Drive west to Lynette Drive. Approval of this request <br /> would, in our opinion, establish precedent for said residential development along Pershing Road <br /> to be a candidate for similar office development. Such development could have the potential of <br /> being detrimental to the existing residential neighborhood. Further, we note that the <br /> comprehensive land use plan calls for this tract and said residential strip to remain residential land <br /> use. <br /> In view of the data presented, staff recommends denial of the petition. However, if the Plan <br /> Commission chooses to recommend approval of the petition, staff recommends that both ingress <br /> and egress for vehicular traf�ic be permitted from Montez Drive, that the development otherwise <br /> be in accordance with petitioner's site plan dated 12-14-94, and that prior to development a <br /> detailed site plan including but not limited to building location, water mains, sanitary sewers, <br /> storm sewers, parking lots, signs, and landscaping be submitted to and approved by the Director <br /> of Public Works and Director of Community Development. <br /> � <br />
