J <br /> LEASE <br /> This Lease is made this 20th day of June, 2000, between the Board of Library <br /> Trustees of Decatur, Illinois, hereinafter referred to as Lessor, and Anthology <br /> Booksellers, Inc., a corporation, Charles L. Lohrstorfer and Nancy K. Lohrstorfer, �� <br /> hereinafter referred to collectively as Lessee. <br /> I. LEASED PREMISES I <br /> Lessor leases to Lessee an area of approximately 5,000 square feet in the southwest I <br /> corner of the second floor of the Decatur Public Library Building, said Leased <br /> Premises being designated on Exhibit A attached. None of the provisions of this <br /> Lease apply to the Village Mall. <br /> Lessee, Lessee's employees and Lessee's patrons shall have the right to park in the <br /> Decatur Public Library parking lot. Lessor reserves the right to designate which <br /> arkin s aces Lessee Lessee's em lo ees and Lessee's atrons ma use and L <br /> p , essor <br /> g P P Y P Y <br /> reserves the right to change this designation during the term of this Lease. Lessor <br /> reserves the right to undertake any type of construction, maintenance, repair or <br /> other activity of any kind or nature on or about the parking lot as long as ingress <br /> and egress of the premises is not unreasonably restricted. <br /> II. TERM <br /> The term of this Lease is one (1) year beginning September 1, 2000, or when Lessor's <br /> Work hereinafter described in Article VI is substantially completed, whichever is <br /> later. <br /> III. OPTION <br /> Lessee in addition to the initial one year term shall have nine (9) one year options, <br /> each option to be exercised in writing not less than six months prior to the <br /> expiration of the then existing term. Lessee must be in full compliance with all <br /> Lease terms in order to have the right to exercise these option provisions. <br /> Lessee shall have the option, exercisable anytime within the initial one-year term of <br /> the Lease, to lease an additional, approximate 3000 square feet (Lessee's Option <br /> Space) immediately adjacent to and �ast of the Leased Premises, said Option Space <br /> being designated on Exhibit A attached. Lessee shall pay $8.00 per square foot for the <br /> Option Space. The rent for the Option Space shall be in addition to any rent <br /> specified in paragraph "IV. Rent," shall be considered."annual rent," shall be subject <br /> to all the terms and provisions of that paragraph, including increases, and shall be <br /> subject to 111 terms and conditions of the Lease. <br />
