SECTIO�IS: Assi�nment <br /> The leasehold rights, duties and obligations af the Library unde;- this Lease shall not be <br /> assigned or sublet in whole or in part except tbat the Library may sublease all or a part of the <br /> Leased Premises so long as the City provides written eonsent to such sublease,which consent shall <br /> not bc unreasonably withheld. Notwithstanding, the Library may, withaut the consent af the City, <br /> ttssign ar sublet this Lease to a successor entity of the Library, so lan� as said successor entity is <br /> of the type pennitted ta enter into leases with the City as defined by the applicahle statutes <br /> governing the City. <br /> SECTION 6: Use of Leased Premises <br /> 'I7�e Library covenants and agrees that the contemptated use of tl�e Leased Premises is to <br /> serve as a library pursuant ta Illinois Loeal Library Aet, 75 ILCS Sfi-f).1,et seq.,and the Library <br /> cover7ants and agrees that they will not per�nit the us�of Leased Premises in any manner different <br /> from that herein contempiated or which will inere��e the applicabte rates of insurance then in <br /> effect, or for any purpose which will result in a ��iatation of any a}�plicab�e law, ordinance, or <br /> governmental regulatia�� now or hereafier in forc;e and applicable th�reto. <br /> Prior to leasing, transferring, or selling any space in the Building, Annex Building,or the <br /> Common Area to any third party, Ehe City shall provide the Library�u�ith thirty(30}days written <br /> notice of the name of the proposed use and the pruposed space to be Ieased, transferced,or sold. <br /> SECTION 7: Chan�es Reauired bF LAw <br /> Tt�c City covenants and agrees that it will promptly cause tv be made any and all fixed and <br /> structural changes or alterations in and about the L,eased Premises and Cornmc�n Areas, which, <br /> during the tetm of this Lease,may be rectuired to be made at any time by reasun of any local,state <br />
