Illinois Power assumes full I responsibility for any property damages or injuries which may occur to Illinois Power, or I� its officers, employees, agents or contractors, resulting from or arising out of IP's use of I', the premises. Illinois Power does hereby fully and forever on its own behalf release �I and discharge the City and the City Council members, City employees, officers and I agents, in both their individual and official capacities, from any and all claims, demands, �� damages, rights of action or causes of action, present or future, whether known or I�'i unknown, anticipated or unanticipated, sounding in contract or tort, arising out of Illinois �, Power's use of the premises. 9. To the extent provided by law, Illinois Power shall indemnify and hold harmless the City and its Council members, officers. employees, and agents, in both their individual and official capacities, from all claims for bodily injury, death or property damage resulting from or arising out of Illinois Power's use of the premises, including any improvements or fixtures installed or added by Illinois Power under Paragragh 13, and from all resulting costs, demands, suits, losses, attorneys' fees and liabilities incurred. 10. Illinois Power shall obtain at its expense and keep in place during the term of this Lease comprehensive general liability and property damage insurance in an amount of not less than $1,000,000 single limit, $2,000,000 aggregate, for bodily injury, death and property damage to any one person and subject to the same limitations for any one occurrence. The comprehensive general liability policy shall include coverage for premises and operations, a blanket contractual liability coverage which includes the indemnification Lease contained in Paragraph 9, broad form property damage,
