required insurance or to keep the same in full force and effect shall be cause for the <br /> City to terminate this Lease in accordance with the provisions of Paragraph 17. <br /> 12. The City shall be responsible for all maintenance of the premises during <br /> the duration of this Lease, and Illinois Power shall have no duty to repair or maintain or <br /> perform any upkeep on the premises. During any period of regular maintenance, or for <br /> repairs caused by emergency or unexpected conditions, or during community events, ', <br /> the City may require Illinois Power to use other parking spaces provided by the City at a III <br /> location other than Garage B. <br /> 13. If the City assigns Illinois Power specific parking spaces in Garage B, the <br /> City shall have no responsibility to preserve the exclusive use of any parking spaces <br /> reserved for Illinois Power. It shall be the responsibility of Illinois Power to own, install, <br /> operate and maintain any system or procedure, mechanical or otherwise, to secure the <br /> exclusive use of the spaces described herein. The City shall cooperate in the <br /> installation of any such system or procedure, which shall be approved by the Director of <br /> Public Works of the City prior to its initiation or installation. At the termination of this <br /> Lease, Illinois Power shall remove any fixtures or improvement installed in furtherance <br /> of any such system or procedure at the request of the City and to return Garage B to its <br /> previous condition. <br /> 14. Any notice or demand required or permitted to be given or made <br /> hereunder shall be made by certified mail, return receipt requested. Notices should be <br /> addressed in the case of Illinois Power to the Director of Administrative Services, Illinois <br /> Power Company, 500 South 27th Street, Decatur, Illinois 62521-2200, and to the City <br /> Manager at #1 Gary K Anderson Plaza, Decatur, Illinois 62523.
