, <br /> demand shall �e deemed to have been given or made at the time of mailing. Illinois <br /> Power or the City may from time to time designate any other address for this purpose <br /> by written notice to the other party. <br /> 15. Failure or delay on the part of Illinois Power or the City to exercise any <br /> right, power or privilege under this Lease, or to demand strict performance by the other <br /> of any obligation to be performed, shall not operate as a waiver. <br /> 16. This Lease contains the entire Lease and understanding of the parties <br /> hereto and shall supersede all prior offers, negotiations, understandings and Leases. <br /> This Lease may be amended, supplemented or terminated only by a writing signed by <br /> both Illinois Power and an authorized agent of the City. <br /> 17. If a party to this Lease is in violation of any term, condition, obligation or <br /> provision herein, the other party shall promptly provide written notice specifically <br /> detailing the alleged violation. The recipient shall have 30 days following actual receipt <br /> to remedy the violation, or to begin substantial affirmative efforts to remedy the <br /> violation. Failure to undertake such efforts within 30 days or to remedy the violation <br /> within 120 days, shall be deemed a material breach of this Lease, and the II, <br /> nonbreaching may then terminate this Lease upon 30 days written notice. � <br /> 18. This Lease is governed by Illinois Law, including but not limited to the I <br /> Illinois Forcible Entry and Detainer Act. The Sixth Judicial Circuit Court, Macon County, <br /> Illinois, shall be the sole and exclusive judicial forum to litigate disputes about this <br /> Lease. In the event of any such dispute, the prevailing party shall be entitled to recover <br /> their full costs of suits, including reasonable attorney fees. <br />
