Lessee accepts a leasehold possession to the premises "as is". Lessee <br /> acknowledges Lessor makes no representations regarding the condition of title to the <br /> property. Lessee fully waives, relinquishes, and releases any and all claim or claims <br /> against Lessor related to defects or clouds upon title, whether discovered or not. <br /> Lessee acknowledges that the provisions of this Paragraph 5 are an integral <br /> component of this Contract, and that Lessor would not agree to lease the Premises to <br /> Lessor for the Lease price without the provisions of this Paragraph 5, and further <br /> acknowledges that the provisions of this Paragraph 5 shall remain in effect for the term of <br /> this lease agreement. <br /> 6. Environmental Concerns. To the full extent permitted by law, Lessee <br /> releases, holds harmless, and indemnifies Lessor for environmental defects on the <br /> Premises. <br /> 7. Compliance with Laws. Lessee agrees to observe and comply with all <br /> rules, regulations, ordinances, statutes and zoning laws now in force or which may be <br /> enacted during the continuation of this Lease by any Municipal, County, State or Federal <br /> authority and to indemnify Lessor for any damage caused by violation thereof. <br /> 8. Release. To the extent provided by law, Lessee, in using the Premises, <br /> does so at its own risk. Lessor shall not be liable for any damages to property sustained <br /> by any person on the Premises, or any portion thereof. Lessee assumes full responsibility <br /> for any properiy damages or injuries which may occur to Lessee, its agents, contractors, <br /> employees, patrons, customers or guests, and including trespassers, during the term of <br /> this lease. Lessee does hereby fully and forever on its own behalf release and discharge <br /> Lessor and it's officers, employees or agents, in both individual and official capacities, <br /> from any and all claims, demands, damages, rights of action or causes of action,present <br /> or future, whether the same be known, anticipated or unanticipated,whether due to <br /> negligence or otherwise, resulting from or arising out of Lessee's use of the Premises. <br /> 9. Indemnification. To the extent provided by law, Lessee shall indemnify <br /> and hold harmless Lessor, and its officers, employees or agents in both individual and <br /> official capacities from all claims for bodily injury or death resulting from or arising out <br /> of Lessee's use of the Premises, and from all costs, demands, suits, losses, attorney fees, <br />
