In the event video surveillance is installed at any other non-public <br /> safety building City parking lot the City shall cause the same or similar video surveillance <br /> equipment to be installed on the perimeter of the Common Area and property. <br /> N. Levy and Budget. The City agrees that all rent payments received pursuant to this <br /> Lease shall be deposited in a building fund (Fund 34) for purposes of maintaining, operating, <br /> repairing, and replacing the Leased Premises, the associated component systems, and the <br /> Common Area. The Library's rent payment shall be used for no other purpose. The City a��rees <br /> that all costs of administrating this Lease, the Leased Premises and Common Ground are <br /> included in the annual rent amount and shall be in no manner assessed to the Library as a <br /> separate administrative cost. Other than amounts received from the Library as rent, the City <br /> shall not utilize any other monies coming from the Library Levy (now including amounts in <br /> Funds 35 and 56) for capital improvements for the Leased Premises or Common Area. <br /> O. The City agrees that it will conduct a study and review of the Annex Building, its <br /> safety and potential use within one (1) year of the effective date of this Lease. <br /> SECTION 12: Ontions at Termination of Lease <br /> At Termination, or prior to the expiration of the Initial Term or the Renewal Term(s), as <br /> the case may be, the Library may provide written notice to the City no later than the date that is <br /> eighteen (18) years from the Effective Date or one (1) year prior to the expiration of any <br /> Renewal Term of the Library's election to renew the Lease on the same terms and at the Rent set <br /> forth herein at Section 2, or enter into a new lease with the City on mutually agreeable terms. <br /> Page12of15 <br />
