to the City's reasonable satisfaction. In determining what constitutes reasonable dispatch, <br /> consideration shall be given to delays caused by strikes, adjustment of insurance, and other <br /> causes beyond the party's control. <br /> J. Signage/Access. The City shall provide signage for the Decatur Public Library <br /> identifying and directing users of the Library in a clear and visible manner. <br /> K. Quiet Enjoyment. The City warrants that it has the full right and power to execute <br /> and perform this Lease and to grant and convey the estate demised herein and the Library <br /> warrants that its has the full right and power to execute and perform this Lease The City further <br /> warrants that Library on payment of the rent and performance of the covenants herein contained <br /> shall peaceably and quietly have, hold and enjoy the Leased Premises and all rights, easements, <br /> appurtenances and privileges belonging thereto during the Lease and any extension or renewal <br /> thereof. <br /> L. Recording. The parties agree that this Lease or a memorandum thereof may be <br /> recorded in the Macon County Recorder's Office upon the request of either party. Both parties <br /> agree to execute a memorandum of lease upon the request of the other party. <br /> M. Capital Improvements. During the first year of this Lease, the City will complete the <br /> repair, rebuild or replace the Building's HVAC control system, and chiller. During the first year <br /> of this Lease, the City will use its best efforts to cause the entire parking area to be repaired and <br /> resurfaced. If a complete repair and resurfacing is not completed, within the first year of this <br /> Lease the City shall repair and patch any significant areas of damage reasonably identified by the <br /> Library. The City shall complete a repair and resurfacing of the parking area immediately <br /> following the demolishing of the Annex Building. If the Annex Building is not demolished <br /> within five (5) years, the City shall within five (5) years cause the entire parking area to be <br /> Page 11 of 15 <br />
