SECTION 5: Assi�nment <br /> The leasehold rights, duties and obligations of the Library under this Lease shall not be <br /> assigned or sublet in whole or in part except that the Library may sublease all or a part of the <br /> Leased Premises so long as the City provides written consent to such sublease, which consent <br /> shall not be unreasonably withheld. Notwithstanding, the Library may, without the consent of <br /> the City, assign or sublet this Lease to a successor entity of the Library, so long as said successor <br /> entity is of the type permitted to enter into leases with the City as defined by the applicable <br /> statutes governing the City. <br /> SECTION 6: Use of Leased Premises <br /> The Library covenants and agrees that the contemplated use of the Leased Premises is to <br /> serve as a library pursuant to Illinois Local Library Act, 75 ILCS 5/1-0.1, et seq., and the Library <br /> covenants and agees that they will not permit the use of Leased Premises in any manner <br /> different from that herein contemplated or which will increase the applicable rates of insurance <br /> then in effect, or for any purpose which will result in a violation of any applicable law, <br /> ordinance, or governmental regulation now or hereafter in force and applicable thereto. <br /> Prior to leasing, transfening, or selling any space in the Building, Annex Building, or the <br /> Common Area to any third party, the City shall provide the Library with thirty (30) days written <br /> notice of the name of the proposed use and the proposed space to be leased, transferred, ar sold. <br /> SECTION 7: Chan�es Required bv Law <br /> The City covenants and agrees that it will promptly cause to be made any and all fixed <br /> and structural changes or alterations in and about the Leased Premises and Common Areas, <br /> which, during the tenn of this Lease, inay be required to be made at any time by reason of any <br /> Page5of15 <br />
