SECTION 5: Assi�nment The leasehold rights, duties and obligations of the Library under this Lease shall not be assigned or sublet in whole or in part except that the Library may sublease all or a part of the Leased Premises so long as the City provides written consent to such sublease, which consent shall not be unreasonably withheld. Notwithstanding, the Library may, without the consent of the City, assign or sublet this Lease to a successor entity of the Library, so long as said successor entity is of the type permitted to enter into leases with the City as defined by the applicable statutes governing the City. SECTION 6: Use of Leased Premises The Library covenants and agrees that the contemplated use of the Leased Premises is to serve as a library pursuant to Illinois Local Library Act, 75 ILCS 5/1-0.1, et seq., and the Library covenants and agees that they will not permit the use of Leased Premises in any manner different from that herein contemplated or which will increase the applicable rates of insurance then in effect, or for any purpose which will result in a violation of any applicable law, ordinance, or governmental regulation now or hereafter in force and applicable thereto. Prior to leasing, transfening, or selling any space in the Building, Annex Building, or the Common Area to any third party, the City shall provide the Library with thirty (30) days written notice of the name of the proposed use and the proposed space to be leased, transferred, ar sold. SECTION 7: Chan�es Required bv Law The City covenants and agrees that it will promptly cause to be made any and all fixed and structural changes or alterations in and about the Leased Premises and Common Areas, which, during the tenn of this Lease, inay be required to be made at any time by reason of any Page5of15
