a) Lessee shall fail t� pay any installment of rent whe� due or to <br /> comply with any term, provision or covenan# of this Lease and shall not cure such <br /> failure within 30 days written notice thereof to Lessee; or <br /> b) Lessee shall become insoh�ent or shall make a transfer in fraud of <br /> creditoxs or shall make an assignment far the benefi#of creditors or shall be adjudged <br /> a bankrupt or insolvent in proceediugs filed against Lessee, or sha11 file a voluntary <br /> petitian under any chapter of the federal bankruptcy law; <br /> c} A receiver or truste� shali be appointed for a11 or substantially all <br /> of Lessee's assets; or <br /> d) Lessee shall abandon or vacate the leased premises. <br /> Upan the occurrence of any such event of default, Lessor shall have the option to pursue, after <br /> giving the required notice, any one or more of the following remedies: <br /> a) Terminate this Lease, in which event Lessee shall iznmediately <br /> surrender the demised premises to Lessor; and if Lessee fa.ils to do so, Lessor may, witilout <br /> prejudice to any other remedy whicli it may have for passession or arrearages in rent or rent <br /> for the remainder of the lease term, enter upon and take possession of the demised premises <br /> and expel or remove Lessee and any other person who may be occupying said premises or <br /> any part thereof, by force if necessary, without being liable for prosecution or any claim of <br /> damages therefore Lessee also agrees to pay T,essor on demand the amount of all loss and <br /> damage which Lessor may suffer by reasan of such termination, whether through inability <br /> to relet tbe demised premises on satisfactory terms, or otherwise. <br /> b) Enter upon and take possession of the demised prernises without <br /> terminating this Lease and expel or remove Lessee and any other person v���o may be <br /> occupying said premises or any part thereof, by force if necessary, without being liable for <br /> prosecution or any claim fox daanages therefore, and relet the demised premises and receive <br /> the rent therefore Lessee agrees to pay to Lessor on demand any de�iciency that may arise <br /> by reason of such reletti�g. <br /> c} Enter upon the demised premises by force if necessary without <br /> being liable for prosecution or any claim for damages #herefore, and do ��vhatever Lessee is <br /> obligated to do under the terms of this Lease, and Lessee agrees to reimburse Lessor on <br /> demand for any expenses which Lessor may incur in thus effecting compliance with <br /> 6 <br />
