Development Services <br /> DATE: 6/10/2016 <br /> MEMO: No. 16-26 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Tim Gleason, City Manager <br /> Billy Tyus,Assistant City Manager <br /> Suzan Stickle, Senior Planner <br /> SUBJECT: <br /> Rezone 1205, 1215 and 1235 East Pershing Road from M-1 Intense Commercial/Light <br /> Industrial District and M-2 Heavy Industrial District to B-2 Commercial District <br /> SUMMARY RECOMI��NDATION: <br /> Staff recommends approval of the rezoning to B-2 Commercial District. The City Plan <br /> Commission voted 7-0 to recommend approval of this petition at the June 10, 2016 meeting; <br /> the minutes of the meeting are attached. <br /> BACKGROUND: <br /> The subject site located at the southeast corner of East Pershing Road and North Jasper <br /> Street is currently zoned both M-1 Intense Commercial/Light Industrial District and M-2 <br /> Heavy Industrial District and consists of appro�mately 3.31 acres. The site has a small <br /> commercial structure, a two story multi-family residential structure, two accessory structures <br /> as well as parking areas to serve the structures. <br /> The petitioner proposes to rezone from M-1 Intense CommerciaULight Industrial District and <br /> M-2 Heavy Industrial District to B-2 Commercial District that would allow for all those uses <br /> permitted in the B-2 District. <br /> Rezoning the site from M-1 Intense Commercial/Light Industrial District and M-2 Heavy <br /> Industrial District to B-2 Commercial District should not create any adverse effects on the <br /> adjacent properties or the City as a whole as the uses on the adjacent properties are <br /> compatible with the permitted uses of the B-2 Commercial District. <br /> The adjacent zoning includes M-1 Intense CommerciaULight Industrial to the north, east and <br /> west and M-2 Heavy Industrial District to the south.
