. <br /> . �� � � � s <br /> � � <br /> . •' � ' LEA E <br /> THIS LEASE made and entered into by and between The City of Decatur, Illinois, a municipal <br /> corporation ("City") and Tommy House Tire Company, an Illinois Corporation, (Tommy House). <br /> WITNESSETH <br /> 1. Premises. The City does hereby demise and lease to Tommy House the following <br /> described premises: <br /> Ten parking spaces located on the east side of the Tommy <br /> House Tire Company shop located at 340 E. Macon Street <br /> (the northwest corner of Macon Street and Industry Court), <br /> ' and as shown in Exhibit A. <br /> for use as parking for the employees of Tommy House Tire Company. <br /> 2. Term. The term of this Lease shall commence on June 1, 1996, and shall terminate on <br /> May 31, 2006 except as provided in paragraph 15 hereof; provided that, Tommy House shall have the <br /> right to rene�v this Lease for two (2) successive ten (10) year terms on the same conditions as are <br /> contained herein, except where expressly noted otherwise, said renewal or renewals to be effective by <br /> giving notice thereof not less than ninety (90) days before the termination of the then-current lease , <br /> period. i <br /> 3. Ren . Tommy House shall pay to the City, as rent for the above-described premises, , <br /> the annual sum of Twelve Hundred Dollars ($1,200.00), which sum shall be paid not later than thirty <br /> (30) days after each June 1 st during the term hereof. If Torrimy House renews this Lease, as per the I <br /> provisions of paragraph 2 hereof, the yearly rental for each such ten (10) year period shall be '' <br /> renegotiated, and the first of such annual payments for each renewal period shall be paid no later than <br /> ninety (90) days after June 1, 2006, or June l, 2016, as the case may be. <br />
