Failure to provide satisfactory Certificates showing the required insurance or to keep the same in full force and effect shall be cause for the City to terminate any rights of Tommy House under this Lease by verbal notice alone to Tommy House or its agent. 10. Maintenance. The City shall be responsible for all maintenance of the premises during the term of this Lease, and Tommy House shall have no duty to repair or upkeep unless damage to the property has been in some way caused by Tommy House. In the event of resurfacing or major reconstruction of the parking area, the City shall provide alternative parking for Tommy House until such time as the �;•ork is complete. 11. Notices. Any notice or demand required or permitted to be given or made hereunder shall be sufficiently given or made by certified mail in a sealed envelope prepaid addressed in the case of Tommy House to Thomas J. House, 340 E. Macon Street, Decatur, IL 62523, and addressed in the case of the City to the City Manager at#1 Gary K. Anderson Plaza, Decatur, Illinois 62523. Any such notice or demand shall be deemed to have been given or made at the time it is deposited in the United States Mail. Tommy House or the City may from time to time designate any other address for this purpose by written notice to the other party. 12. Sublettin�. No subletting of the 10 parking spaces to other parties will be allowed. 13. Eshi it . Any Exhibits attached hereto are made a part hereof and shall be legally binding. 14. Waiver. Failure or delay on the part of Tommy House or the City to exercise any rights, power or privilege hereunder shall not operate as a waiver hereof. 15. Prior Negotiations. This contract constitutes the entire agreement of the parties hereto and shall supersede all prior offers, negotiations and agreements.
