REDEVELOPMENT PLAN AND PROJECT OBJECTIVEB <br /> � The City of Decatur proposes to accomplish or serve as a <br /> catalyst to achieve redevelopment goals and objectives. The City <br /> intends to utilize public financing methods, including, but not <br /> limited to, Tax Increment Financing to fund roads, site <br /> preparation (construction and reconstruction work) , utilities, <br /> parking, landscaping, etc. , as described in Appendix A. <br /> A. Criteria for Redevelopment <br /> ,The following criteria shall apply to all areas in the <br /> Redevelopment Project Area. <br /> Concept <br /> In general, the intent is to achieve the goals and <br /> objectives as described herein. <br /> Architectural <br /> Promote the use of quality architectural treatments in a <br /> commercial and industrial setting. <br /> Landscapinq <br /> Promote the use of landscaping treatments as a tool to <br /> create high quality development. Landscaping treatments should <br /> be used to compliment architecture and screens undesirable views <br /> from the general public or adjacent properties. <br /> Parkina <br /> Provide for adequate employee, visitor, and truck parking <br /> within all new development. <br /> Traffic Patterns and Movements <br /> Traffic patterns must complement and support all land uses <br /> within the redevelopment area. <br /> Signage <br /> Signs within the redevelopment area will be considered in <br /> accordance with the development and applicable ordinances of the <br /> City of Decatur. <br /> 4 <br />
