The planned development concept will <br /> maximize design and layout flexibility while providing for high <br /> quality development. <br /> Provision of Utilities <br /> To provide public utilities to redevelopment sites in a <br /> manner that assures quality service and future development <br /> capability. <br /> B. Future Land Use Plan <br /> Proposed land uses are consistent with the City of Decatur <br /> comprehensive Land Use Plan. It is the intent of the plan to <br /> encourage high quality industrial and mixed use development. The <br /> proposed uses would be combined with existing adjacent land use <br /> patterns as defined by the existing land use map shown as figure <br /> one. The plan for the redevelopment area is shown as figure two. � <br /> Uses permitted in the redevelopment area shall include: <br /> Light Industrial Uses <br /> All uses permitted in the M-1 zone. <br /> Retail Uses <br /> All uses permitted in the B-2 zone. <br /> Office Uses <br /> A11 uses permitted in the O-1 zone. <br /> VI. ESTIMATED REDEVELOPMENT PROJECT COST <br /> The City of Decatur's Redevelopment Project Costs mean and <br /> include the sum-total of all reasonable or necessary- costs <br /> incurred or estimated to be incurred, and any such costs <br /> incidental to the development in the redevelopment Project Area <br /> and this Redevelopment Plan. . <br /> A list of redevelopment activities for the Redevelopment <br /> Project Area, for which public costs may be incurred, may <br /> include, without limitation, the following: <br />, 1.
