. . , ,: R � a� �� <br /> , <br /> LEASE AGREEMENT <br /> THIS AGREEMENT, made this � day of January, 1993, <br /> between the City of Decatur, an Illinois municipal corporation, <br /> (hereinafter referred to as "Landlord" ) and the Decatur <br /> Celebration, Inc. , an Illinois not-for-profit corporation <br /> (hereinafter referred to as "Tenant" ) . <br /> Landlord does hereby lease to the Tenant the space as <br /> presently constituted known as Suite 203 located at 142 East <br /> Prairie Avenue, Decatur, Macon County, Illinois (hereinafter <br /> referred to as "Space" ) , to be used by Tenant for office purposes . <br /> Such Space constitutes approximately 3,790 square feet. The Tenant <br /> shall have the right of occupancy of said premises beginning on <br /> February 1, 1993, and e�ding on the last day of January, 1996, such <br /> period being a term of thirty-six (36) months. Further, Tenant <br /> shall have the use of a display window located on the first floor <br /> of the building at or near the southwest corner of said building <br /> for such display as Tenant may utilize for its purposes as long as <br /> the first floor of the premises remains unoccupied. Any tenant or <br /> owner of the first floor shall have use of said display window <br /> during such occupancy of the first floor space. <br /> Tenant agrees to pay as rent for said space the sum of Twenty- <br />' Ei ht Thou <br /> g sand Eight Hundred Dollars $28,800.00 , a able in <br /> � ) P Y <br /> advance on the first day of each month, in payments of Eight <br /> Hundred Dollars ($800.00) per month. Such payments are to be made <br /> payable to the City of Decatur at the city offices at #1 Civic <br /> Center Plaza, Decatur, Illinois . Further, Tenant is to make payment <br /> - of the first month's rental upon execution of this Lease. <br /> Beginning on March 1, 1993, and each month thereafter, Tenant shall <br /> pay Landlord the rental installments. <br /> Tenant agrees to take the Space in an "as is" condition and to <br /> make minor repairs. However, after initial occupancy of the Space, <br /> Landlord shall make all necessary repairs, except when such repairs <br /> are caused by Tenant's neglect. Tenant shall make the Space <br /> reasonably available to Landlord to permit repairs and maintenance. <br /> Landlord, without limitation, is specifically responsible for all <br /> repairs to the heating, cooling, and plumbing system, as well as <br /> all structural, roof and window repairs. Since the Space does not <br /> contain a restroom, Landlord shall maintain and provide janitorial <br /> services for restrooms for both genders within the building for <br /> use by Tenant and Tenant's agents and invitees at all times . Tenant <br /> shall be responsible for the cleaning of the Space. <br /> And the Tenant covenants with the Landlord that at the <br /> expiration of the term of this Lease, Tenant will yield up the <br /> premises to the Landlord without further notice in as good <br /> condition as when the same were entered upon by the Tenant, loss by <br /> ordinary wear excepted. Landlord shall be responsible for all <br /> utility expenses, except as otherwise expressly provided herein. <br />
