. � �- �� <br /> ^ <br /> danger to health or safety, whether such defects are <br /> presently existing or hereafter created; <br /> (c) Comply with any energy conservation measures <br /> designated by Seller during the term of this Agreement; <br /> . (d) Cause said premises to be in compliance with the <br /> City of Decatur Basic Property Maintenance Code within <br /> thirty six ( 36) months from the da'te of the possession <br /> notice described above; <br /> (e) Remain continually in residence at the premises <br /> from the time required in subparagraph (a) hereof un- <br /> til sixty-two (62) months from the date of the posses- <br /> sion notice described above. <br /> 3. Possession. Buyer shall receive possession of premises <br /> on the date of the possession notice described in paragraph 2(a) <br /> above. <br /> � 4. Pavment of taxes. Buyer shall be obligated for all <br /> general real estate taxes and special assessments payable here- <br /> after. _ <br /> 5. Taxes and insurance. Buyer shall pay taxes and insur- <br /> ance when due and promptly submit to Seller evidence of payment. <br /> 6. Insurance and repairs.. For the duration of this Agree- <br /> ment, Buyer shall keep all i.mprovements in reasonably good re- <br /> pair and insured to at least 80$ of reasonable replacement value <br /> against loss by fire, extended coverage and vandalism. Said in- <br /> surance shall indicate Seller as additional insured. The policy <br /> of insurance shall be held by the Seller until this Agreement <br /> ends by its terms. If premises are damaged by casualty, Buyer <br /> shall promptly cause all improvements to be repaired or rebuilt. <br /> If Buyer shall fail to cause such repairs or rebuilding to be <br /> -2- <br />
