- ' � / <br /> 1 <br /> effected within a reasonable time, then all insurance proceeds <br /> shall instead be paid to the Seller to be applied first on any <br /> balance due from Buyer under the terms of this Agreement, and <br /> • the remaining balance, if any, shall then be paid to Buyer. <br /> 7. Seller advance funds. Seller may, but is not obligated <br /> to, pay taxes, special assessments, insurance .premiums or repair <br /> bills when due if Buyer fails to do so, and any sums so paid <br /> • by Seller shall be immediately payable by Buyer to Seller and <br /> which sums shall draw interest at the rate of 9� per annum until <br /> fully paid. <br /> 8. Liens. Buyer shall not� alter or remodel premises or <br /> do any act which results in a mechanics lien against premises <br /> unless written permission is obtained from Seller. All repairs <br /> or improvements made upon premises by Buyer shall be completed <br /> without delay and shall be paid for immediately, and Buyer shall <br /> exhibit paid receipts to Seller. <br /> 9. Inspections. Buyer s�all allow periodic inspections <br /> by agents of the Seller during regular business hours to deter- <br /> mine compliance with the terms hereof. <br /> 10. BuildinQ violations. Buyer acknowledges receipt from <br /> the Seller of a list of all violations of the Basic Property <br /> Maintenance Code of the City which violations existed on the <br /> premises before this Agreement was executed. As partial con- <br /> sideration to Seller from Buyer, Buyer agrees to rem�dy all <br /> Basic Property Maintenance Code violations within the time limits <br /> -3- <br />
