1 "l r - � � <br /> . . �'L � 2 Z <br /> .. �- . <br /> A G R E E M E N T <br /> For and in consideration of the mutual promises, <br /> covenants and undertakings hereinafter set out, The City of <br /> Decatur, Illinois, hereinafter referred to as "City", and <br /> Downtown Decatur Council, Inc. , a corporation, organized and <br /> existing under the laws of the State of Illinois, <br /> hereinafter referred to as "DDC", agree as follows: <br /> 1. That City will permit DDC to improve the interior <br /> of, and for a period of five years commencing January 1, <br /> 1992, occupy that certain building commonly known as the <br /> Transfer House now located in Central Park, being the public <br /> coYr:mon bounded by North and South Park Streets, North <br /> Franklin Street and North Water Street in said City. <br /> 2 . That any improvement of the interior of said <br /> building by DDC shall be at the expense of said corporation <br /> and in accordance with plans and specifications submitted to <br /> and approved by City. <br /> 3 . That the occupancy of said building by DDC shall be <br /> for the purposes of providing normal office space for the <br /> business of said corporation, providing a public information <br /> center and for providing a meeting room for use by said <br /> corporation and by such other organizations and groups as <br /> DDC shall from time to time temporarily permit to use the <br /> same. <br /> 4. That DDC shall not sublet said building, or any <br /> part thereof, and shall not assign this agreement or any <br /> right or privilege hereunder without the specific consent of <br /> the City expressed in writing. <br /> 5. That at all times during said period DDC shall keep <br /> and maintain the interior of said building in a reasonable <br /> condition anc� state of good renair, �t its own expense, and <br /> City shall keep and maintain the exterior of said building <br /> in reasonable condition and good state of repair. <br /> 6. That DDC shall, during said period between January <br /> 1 and July 1 annually, pay to City the sum of One Dollar <br /> ($1. 00) . <br /> 7. That during said period City will furnish such <br /> utilities as are reasonably required by DDC for the <br /> occupancy permitted hereunder. <br /> 8. That upon the termination of occupancy of said <br /> building by DDC all improvements therein shall become the <br /> property of City. <br /> 9. That in the event said building is destroyed by <br />
