, �' <br /> fire, windstorm or other cause including civil or natural <br /> disaster, riot or similar occurrence, or in the event as the <br /> result of such causes said building cannot without <br /> reconstruction or repair, other than normal maintenance, <br /> reasonably be occupied for the purposes set out herein, then <br /> the occupancy of DDC shall cease and this agreement shall <br /> terminate as if the same had terminated by passage of the <br /> times provided herein. <br /> 10. That, except for ordinary wear and use and those <br /> causes mentioned in paragraph 10 hereof, DDC shall yield up <br /> said building, at the end of its occupancy thereof, in as <br /> good condition as the same was immediately prior to the term <br /> of this agreement. <br /> 11. That DDC shall not in any manner alter said <br /> building without the written consent of City. <br /> 12 .
