4
Typical interior development costs
Carpet $2 .50 /sf
Ceilings systems $2 . 00 /sf
Partitions and doors $10.00/sf
Lighting and elect $10.00/sf
HVAC system $8. 00 /sf
Accessible toilet rooms - two required on each developed level
Each $10, 000
Windows - 20 on the front
paint and reconditioning $100 each $2 , 000
replacement $700 each $14, 000
Other costs to consider would be the cost of demolition which may
involve some asbestos removal.
CONCLIISIONS
The complicated issue of separating the utilities is a
significant problem that needs considerable additional study.
The systems involved are the steam heat, the sprinkler system,
the electrical system and a service elevator. ',
The level of work on the roof would be determined by the level of
investment that is made inside the building. If significant
amount of money is spent inside, then extra cost would be
justified in making sure that the roof did not leak.
Work on the facade would require a budget of $40, 000 to $80, 000.
Developing the first level would require a budget of $200, 000 to
$500, 000 depending on its use.
Developing the second and third levels will require a very
significant commitment of dollars for any office type use. The
cost would be comparable to new construction. This fact is
indicated by the appraisals that show that the building only has
value for its first level.
Additional specific information on the potential use of the
building would be required to make a more definitive evaluation
of renovation costs.
D ARC TS
ohn R.
