The subject site located south of the Southtowne Plaza at 1860 South Business Route 51 is currently <br /> zoned R-3 Single Family Residence District and consists of approximately 0.55 acres. <br /> 2. The site has a 51 space asphalt parking lot that serves the shopping center to the north. <br /> 3. Planning records indicate that the parking lot has been in existence since at least 1986. According <br /> to the petition, the subject site has been a paved parking lot since 1975. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-3 Single Family Residence District to B-3 Planned <br /> Shopping Center District that would allow for all those uses permitted in the B-3 District. <br /> STAFF ANALYSIS <br /> 1. Rezoning the site from R-3 Single Family Residence District to B-3 Planned Shopping Center <br /> District should not create any adverse effects on the adjacent properties or the City as a whole as <br /> the uses on the adjacent properties are compatible with the permitted uses of the B-3 Planned <br /> Shopping Center District. <br /> 2. The adjacent zoning includes R-3 Single Family Residence District to the south, east and west and <br /> B-3 Planned Shopping Center District to the north.
