Although the B-3 Planned Shopping Center District is not consistent with the intent of the <br /> Macon County and Decatur Comprehensive Plan which shows this area as Retail, Staff is of the <br /> opinion that this is a commercial site and the continuation of this site as a 51 space parking lot to <br /> serve the adjacent shopping center to the north is the best use of this site. The parking lot is <br /> necessary to serve the commercial shopping center to the north. The proposed zoning and permitted <br /> uses are compatible with the adjacent uses and zoning districts. <br /> 3. The current use of the subject site as a 51 space parking lot has existed for a number of decades and <br /> does not appear to have created any adverse effects on adjacent properties. If the subject site is <br /> rezoned to B-3 Planned Shopping Center District, any proposed changes to the subject site from <br /> the current 51 space parking lot will have to be heard by the Plan Commission for public hearing <br /> and then by the City Council for a final decision. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br /> PLAN COMMISSION ACTION <br /> 1. Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br />� public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval.
