INC. <br />� �� This Lease Agreement made and executed this ��+� day of <br /> ��y, 1990, by and between DECATUR HOUSING AUTHORITY, an <br /> Illinois Municipal Corporation, hereinafter called "Lessor" and <br /> BOYS CLUB OF DECATUR, INC. , an Illinois Not-for-Profit Corporation, <br /> hereinafter called "Lessee", for the purposes and upon the terms <br /> and conditions hereinafter set forth. <br /> WHEREAS, the parties have previously entered unto a Sublease <br /> dated the lOth day of May, 1982 ; and <br /> WHEREAS, substantial changes have occurred affecting the <br /> respective rights and responsibilities of the parties; and <br /> WHEREAS, as a result of those substantial changes, the parties <br /> wish to terminate the Sublease and enter into a new Lease. <br /> NOW, THEREFORE, the parties agree as follows: <br /> 1. DEMISE OF PREMISES. <br /> The Lessor hereby leases to the Lessee, and the Lessee hires <br /> from the Lessor, the following described premises: <br /> Lots 1 through 20 except the East 20 feet of <br /> Lot 20, all in Block 23 of Carver's Addition to the City <br /> of Decatur, as per Plat recorded in Book T, Page 238 of <br /> the Records in the Recorder's Office of Macon County, <br /> Illinois, <br /> for a term of ninety-nine (99) years commencing N��T� �3; �g�� <br /> 2. RENT. <br /> The Lessee shall pay as rent for the leased premises, the sum <br /> of One Dollar ($1.00) per year payable to the Lessor. <br /> 3 . REPAIR AND VACATION OF PREMISES. <br /> Lessee shall, at its own expense, keep the premises in good <br /> repair. At the expiration of the Lease term, Lessee shall yield <br /> up possession of the premises to the Lessor. Upon expiration of ' <br /> the Lease term, or prior termination by either party, the Lessee <br /> shall have the right to remove only its personal property from the <br /> leased premises; and all permanent improvements and fixtures <br /> attached to the leased premises shall remain as the property of <br /> Lessor, unless the parties elect to transfer title to the property � <br /> as described in paragraph 17. � <br />
