-2- <br /> 4. REGULATORY COMPLIANCE. <br /> Lessee shall promptly comply with all laws, ordinances and <br /> regulations of the Federal, State, County, Municipal and all other <br /> authorities. <br /> 5. RESTRICTIONS ON USE. <br /> Lessee shall use the premises in cooperation with the City of <br /> Decatur, Decatur Park District and Lessor as a "Boys Club" facility <br /> for the benefit of disadvantaged youth and the residents of <br /> Longview Place, Project Illinois 12-1. In the event that Lessee <br /> ceases to act as a "Boys Club", the parties understand and agree <br /> that this Lease shall not cease so long as the leased premises <br /> shall continue to be used for the same principal purpose as <br /> described herein for the benefit of the citizens of Decatur. <br /> 6. NO LIENS. <br /> Lessee will provide in any contract for future improvement or <br /> construction, those provisions necessary by Illinois Revised <br /> Statutes to prohibit any mechanics lien from attaching to said <br /> premises and also require performance and payment bonds. <br /> 7. INSURANCE. <br /> Lessee shall continuously during the term of this Lease <br /> Agreement insure the leased premises against hazards (extended <br /> perils insurance) and liability to the public. During the term of <br /> this Lease, Lessee shall provide to Lessor a copy of its insurance <br /> policies showing on each the interest of Lessor. The limits of ' <br /> liability on said insurance policies shall be reviewed by the ' <br /> parties from time to time; and Lessee hereby agrees to furnish � <br /> insurance amounts which are satisfactory to Lessor. I <br /> 8. UTILITIES. I <br /> Lessee shall provide and make arrangements for its own <br /> utilities, including, but not limited to, gas, electricity, water, <br /> fuel and all similar services. Lessee shall, at all times during <br /> the term of this Agreement, obtain such services at its own <br /> expense. <br /> 9. TAXES. <br /> Lessee shall pay any and all taxes which shall become due on <br /> the leased premises during the term of this Lease, and Lessee <br /> hereby indemnifies and holds Lessor harmless from any liability <br /> thereon. <br />
