No. 94-77 Petition of GUY NEIBUHR to rezone the premises commonly known <br /> as 1103 North 18th Sta�eet from R-3 Single Family Residence District <br /> to M-1 Light Industrial District. <br /> Mr. Guy Neibuhr was present and spoke for the petition requesting the zoning change as this azea <br /> is designated in the City's Comprehensive Plan as light industrial. He noted that there is light <br /> industrial in the area now. Mr. Neibuhr stated that the client's interest is for a machine shop <br /> operation. The existing house and garage will be torn down. <br /> There were no objectors present. <br /> Mr. McQueen presented the recommendation of staff: <br /> The subject petition requests that premises commonly known as 1103 North 18th Street be <br /> rezoned from R-3 Single Family Residence District to M-1 Light Industrial District. Containing <br /> 11,160 square feet and platted as two separate lots, the area.in question is presently vacant. The <br /> reason for the proposed zoning change is to allow construction of a new building housing a <br /> machine shop. <br /> s <br /> Property to the south across Condit Street is zoned M-2 Heavy Industrial while properry to the <br /> east across lSth Street is zoned M-1 Light Industrial. Adjoining areas to the north and west are <br /> zoned R-3 Single with Tonence Pazk being located to the west and single family dwellings to the <br /> north. The area generally located east of Torrence Park between Condit Street and Locust Street <br /> easterly to 22nd Street has undergone substantial land use and zoning changes over the past 25 <br /> years. While this area was primarily a single family neighborhood, the majority of the lots have <br /> been changed to M-1 zoning, and new commercial and industrial development has occurred. The <br /> City of Decatur has made improvements to the street and storm drainage systems to aid in <br /> facilitating this change. <br /> Sta�recognizes the proposed change as being in keeping with the land use and zoning pattems as <br /> described. While we envision ultimate zoning change for the balance of the residential area along <br /> 18th Street north to Condit Street, we would not support further expansion of the M-1 zone to <br /> the north or west. <br /> In view of the above data, staff recommends approval of the petition as presented. <br /> It was moved and seconded (Fisher/Patterson)to forwazd Cal. No. 94-77 to City Council with <br /> recommendation for approval. Motion cazried unanimously. <br />
