Weaver,Director of Community Development <br /> Robert A McQueen, Planner <br /> SUBJECT: Ordinance Rezoning 1103 North 18th Street <br /> The subject petition requests that premises commonly known as 1103 North 18th Street be <br /> rezoned from R-3 Single Family Residence District to M-1 Light Industrial District. Containing <br /> 11,160 square feet and platted as two separate lots, the area in question is presently vacant. The <br /> reason for the proposed zoning change is to allow construction of a new building housing a <br /> machine shop. <br /> Property to the south across Condit Street is zoned M-2 Heavy Industrial while property to the ' <br /> east across 18th Street is zoned M-1 Light Industrial. Adjoining areas to the north and west are i <br /> zoned R-3 Single with Torrence Park being located to the west and single family dwellings to the � <br /> north. The area generally located east of Torrence Park between Condit Street and Locust Street <br /> easterly to 22nd Street has undergone substantial land use and zoning changes over the past 25 I <br /> years. While this area was primarily a single family neighborhood, the majority of the lots have I <br /> been changed to M-1 zoning, and new commercial and industrial development has occurred. The '� <br /> City of Decatur has made improvements to the street and storm drainage systems to aid in I <br /> facilitating this change. �I <br /> Staff recognizes the proposed change as bein�in keeping with the land use and zoning patterns as I <br /> described. While we envision ultimate zoning change for the balance of the residential area along II <br /> 18th Street north to Condit Street, we would not support further expansion of the M-1 zone to I <br /> the north or west. <br /> In view of the above data, staff recommends approval of the petition as presented. � <br />
