Bacon, Jr., City Manager <br /> George C. Weaver, Director of Community Development • <br /> Robert A. McQueen, Planner <br /> SUBJECT: Ordinance to rezone northeast corner of Route 48 and <br /> Southside Drive <br /> The subject petition requests that premises at the northeast corner of South Side Drive and Route I <br /> 48 be rezoned from R-1 Single Family Residence District to B-1 Neighborhood Shopping <br /> District. Containing approximately one acre, the area in question is presently vacant and located <br /> outside the corporate limits of the City of Decatur; it is zoned B-2 under Macon County Zoning. <br /> A pre-annexation agreement has been filed with the City Clerk requesting annexation of this <br /> parcel and an adjoining seven acres. The proposed B-1 classification for this tract is a part of said <br /> annexation agreement. <br /> Property to the west across Route 48 is presently zoned M-1 Light Industrial with B-2 zoning <br /> being located to the south across Southside Drive. Property located within the corporate limits to <br /> the east is zoned M-1 Light Industrial. The land use plan reflects commercial development for the <br /> area in question. <br /> Staff is of the opinion that the proposed zone is in keeping with the e�sting zoning patterns as <br /> noted. Further, we anticipate future requests to further extend commercial zoning eastward along <br /> Southside Drive as development plans materialize. <br /> In view of the above data, staff recommends approval of the petition as presented. <br />
