Mayor and City Council <br /> April 14, 1994 <br /> Page Two <br /> Country Club Road, and off street parking would be provided in <br /> front of the building. Further, the plan reflects landscape <br /> treatment along the perimeter to provide a natural buffer from <br /> existing development. The proposed single family lot would be <br /> developed with a single family dwelling at the same time as the <br /> proposed office building would be constructed. <br /> Recognizing the existing O-1 zone and development as noted, <br /> and the Planned Unit Development concept as submitted, staff <br /> is of the opinion that the proposed zoning change would be <br /> compatible with the general area; we recommend approval of <br /> the petition as presented with the following stipulations: <br /> (1) that the development be in accordance with petitioner's <br /> site plan dated 3-31-94, (2) that a landscaped plan for the <br /> development be approved by the City of Decatur Director of <br /> Community Development prior to issuance of any building permits, <br /> and (3) that a chain or cable barrier be provided across the <br /> parking lot entrance after regular office hours if the City of <br /> Decatur Department of Community Development determines such is <br /> necessary to control use of the lot. <br />
