Excerpts from City Plan Commission Minutes <br /> December 2, 1993 <br /> Cal. No. 93-80 Petition of LESLIE F. SCHWERDTNER to rezone <br /> the premises commonly known as 1075 North <br /> Main Street from R-6 Multiple Dwelling <br /> District to B-1 Neighborhood Shopping <br /> District. Petitioner further requests a <br /> special use permit to allow the operation of <br /> a funeral home on said premises. <br /> Mr. Leslie F. Schwerdtner, 457 South Glencoe, was present and <br /> spoke for the petition stating that there had been a chtrch at <br /> this location most recently and the building is now vacant. <br /> He stated that allowing a funeral home would put the property <br /> back on the tax roles and create sales tax revenue. <br /> Mr. Kaptain questioned if the blocking of Packard Street for <br /> neighborhood safety reasons would be a problem for the funeral <br /> home. Mr. Schwerdtner stated that it would not be a problem. <br /> Mr. Demirjian questioned if the proposed zoning is consistent <br /> with recommendations included in the comprehensive land use plan. <br /> Mr. McQueen stated that the property was proposed as high density <br /> residential. Mr. Demirjian noted that property to the east is <br /> zoned B-1. Mr. McQueen stated that the property across the <br /> street and to the east is zoned B-1 and is designated as such on <br /> the land use plan. <br /> Mr. Swartz questioned if there is access to the property off Main <br /> Street on the south side of the building. Mr. Schwerdtner stated <br /> that there is access by a common drive shared with the adjoining <br /> residence. In answer to Mr. Swartz's question, Mr. Schwerdtner <br /> stated that removal of the barricades on Packard Street would not <br /> be requested. ' <br /> There were no objectors present. � , <br /> Mr. McQueen presented the recommendation of staff: <br /> The subject petition requests that premises commonly known as <br /> 1075 North Main Street be rezoned from R-6 Multiple Dwelling <br /> District to B-1 Nei�hborhood Shopping District; petitioner <br /> further requests approval of a special use permit to allow <br /> operation of a funeral home. The area in question is presently <br /> occupied by a vacant church structure (formerly First Church of <br /> God) . <br /> Upon review of land use and zoning patterns for the area, staff <br /> noted that properties west of 800 - 1100 North Main Street between <br /> Green Street and Leafland Avenue are zoned R-6 with two <br /> exceptions: (1) premises at 805 North Main Street are zoned B-1 <br />
